Just Listed and Just Sold Postcards Every time you list a home, you need to send out “Just Listed” Postcards. Make sure they are colorful and attention getting. And, of course, they should have a picture of the house. Some companies have automatic systems for you, but they may not be the best cards for you. That’s because they are all just alike and don’t differentiate you from others. You can send out as many as you want. If you don’t have any new listings, you can send them for other listings in the office. Just be sure to get permission of the listing agent. When a listing sellers, you need to send out a “Just Sold” postcard to the same homes. One idea is send a matching postcard. Another idea is to just twice as many “Just Listed” postcards and write “SOLD” on them before sending them out a second time.

Sphere of Influence Everyone knows more people than they think they do. If you aren’t working your sphere of influence, you need to get started. If you are already doing it, you need to make sure you continue to add names to your data base. If you collect e-mail addresses from your sphere of influence, you can cut your mailing costs dramatically. |

Change of Address Cards How about making Change of Address post cards for your buyers which include a picture of their new home that includes your contact information. Or you can offer to send the cards for them. This gives you more names for your database. You can also do it by e-mail.
Voice Mail Collect e-mail addresses by asking for e-mail addresses on your voice mail message.
Open Houses Do you ask for e-mail addresses on your sign-in sheets.
Your e-mail address Put your e-mail address on everything! But first, get a personal, professional e-mail address that will never change.
Expired Listings and For Sale By Owners Contact expired listings and For Sales By Owners every day. Use the method that is best for you. Postcards. Letters. Phone calls. Door knocking. Door hangers. Taking out some literature. If you have a large market area, select the best expired listings by calculating the current market conditions and only working with expired listings and For Sale By Owners in the best selling areas.
Listings on the Internet Make sure your listings can be found on the internet. And make sure that there are good pictures anywhere your listing appears on the internet.
Absentee Owners It takes a little work with the tax records to find out which listings are owner by non-resident owners. Once you have done the work, you need to stay in regular contact with them.
Another great
idea is to change to a company with high commission splits and no monthly fees.
