On-Line Buyers

 

Every year the percentage of all buyers who start their home search on the internet is growing.  These buyers differ from traditional buyers.  The problem is that most of us were trained on how to work with traditional buyers and how to market homes to attract them.

So what makes on-line buyers different?

#1.  They are younger and are not afraid of computers or the internet.

#2.  They value being in control of the process rather than just calling someone to take care of everything.

#3.  To get in control they start the process earlier than traditional buyers.

#4.  A vital part of being in control is going on-line looking for information about home buying.

#5.  They tend to believe what they find on line, even if it is information telling them that they should never trust a REALTOR®. 

#6.  That means that all written literature we give them in person is viewed with suspicion and viewed as self-serving.

#7.  Once they have enough information to make them feel in control they start looking on-line for homes for sale.

#8.  Because of the bad information they get on-line about REALTORS®, they believe we are not showing them everything and believe the out-of-date internet information on homes for sale.

Did you notice what they aren't doing?

#1.  They aren't looking for real estate companies or associates.

#2.  They aren't driving around the neighborhoods they like.

#3.  They aren't going to open houses.

#4.  They aren't reading the real estate ads in the newspapers and homes magazines.

So how to you attract these on-line buyers?

#1.  Provide lots of information on the process on-line to counter the bad information they receive.

#2.  Provide lots of area information on-line.

#3.  Provide information about current homes on the market and keep it up to date.

#4.  Have several different site so they will have more opportunities to find you.

#1.  They find sites by the going to the search engines.
