Staying in Touch with Buyers

Now that you’ve learned the secret to getting more names of the buyer prospects you talk to early in their home buying search in our last article, you need to have a system for keeping in touch with them and build loyalty. There are several different ways:
#1.  Put them on an automated new listing notification system.
#2.  Use a manual new listing notification system.  This is the method I developed long before there were automated systems.  I put the information on the prospect into my contact management system, Agent Office, and then attach an action plan that tells me when to search for new listings for them.  I still prefer the manual system as it gives me a chance to check the listings to make sure it is something that the buyer would want.  It also helps to know what you sent them when they call you.  As I have gotten busier, I'm turning more and more to the automated system.

Which ever new listing notification system you use, you need to contact them personally occasionally, as well as giving them more information about the home buying process.  Besides the personal contact with the buyer, you may want to start some form of an e-mail drip system for buyer prospects who are still in the information gathering stage.  I have one for buyers and sellers that works similar to the system I've been using to give you these articles to help you in your real estate career.

When the buyer is ready to start looking at houses, you should resist the urge to quickly start looking at houses with them.  To make sure that the prospect understand what will be happening and remain loyal to you, you should start with an initial meeting.  This can be done with an initial meeting.  We’ll cover this initial meeting in our next article.
