We all know systems help us get things done easier, but how many of us really use systems? Basically, a system is doing the same steps every time so the work is easier. There are many things in real estate that can be systemized. Here is a list of some of them:
If you have read this article this far, you probably don’t have good systems and are looking for help in getting organized. So here are some basic steps to help you.
Step 2. Get a good contact management program that has the ability to attach “Action Plans” (or whatever the program calls it) to a prospect and then remind you when to do the action.
Step 3. Pick one of the systems you want to work on. We’ll use FSBOs as an example.
Step 4. Brainstorm on what you want to tell the FSBO about why you are the one associate they should list with.
Step 5. Put those thoughts into your marketing materials and response pieces. Post cards. Other mailers. Handouts. Door hangers. Scripts.
Step 6. Put your items in order and figure out how often you want to contact the FSBOs.
Step 7. Use the information in Step 6 to set up the “action plan” for FSBOs.
Step 8. Figure out how you will find the contacts. In this case, you could look at the local newspaper, drive around looking for signs or go to FSBO web sites.
Step 9: Once you have the contact information, add the contract to your contact management program and attach the action plan.
Step 10. Check the “To Dos” in your contact management program daily to find out what you are supposed to do.
Step 11. Go to the next system you want to work on.
This was one of the hardest articles for me to write. I'm not a naturally organized person. I have a very creative mind and get so many projects going on that my desk and surrounding area is often an complete mess and I can't find what I'm looking for. But I'm slowing getting it under control. If you are like that, I highly recommend the book "Organizing from the Inside Out". I don't remember the author but I bought it at Staples.
