Why are listings important to your career?

Have you noticed that those who make the most money in real estate usually list a lot more homes?  There is an old expression in real estate, "Listing agents are lasting agents".  And it is especially true in a today's market.  If you have the listings, you are more likely to get buyer calls.

How many listings do you take each month?  

If you work hard at all forms of prospecting, you should be able to list 4 to 6 listings per month.  If not, you'll probably be happy if you get 3 listings per month.  The more listings you take in today's market, the more likely you are to get buyer leads and sales.

Why are listings so important to a successful real estate career?

1. Listings give you more marketing opportunities, such as:

a) You get to put a sign in the yard with your direct contact information and maybe even some directional signs.  That’s very inexpensive advertising!
b) You get a chance to do direct mail and e-mail marketing about the home.
c) You get a chance to do marketing on the home (whatever you do…..newspaper ads, home magazines, your personal web site….and maybe even more).

2. You have more control of your time when a higher percentage of your business comes from listings instead of buyers.  When buyers are ready, they expect you to be available any time they call and want to see houses. 

3. Listings maximize your per-hour compensation.

4. You can work with more listings at one time that you can buyers at one time.

5.  When you list a large number of listings, doing a detailed market analysis on each one, you learn your local market extremely well.

6.  If you market your listings properly, they will bring you more business.  You should be able to get several good buyer leads from each listing.  You also get seen by more prospective sellers.
